WARE -- Thirteen deeds were recorded in Ware between June 26 and July 25, but only eight represented actual property sales with market value attached. The rest included a declaration of homestead, a memorandum of lis pendens and three nominal-consideration transfers. Among the sales with prices on record so far, figures ranged from $50,000 to $457,515, with a median of $139,903.

MARKET OVERVIEW

Of the 13 deeds recorded in Ware during the period, two were not property sales at all: a declaration of homestead was filed for 6 Chestnut St., and a memorandum of lis pendens was filed for 51 Church St. Three additional transfers, at 164 North St., 136 Eagle St. and 124 Glendale Cir., were recorded for nominal consideration under $10,000 and do not reflect market value; they are not counted in any price figures below.

That leaves eight transactions that qualify as sales. Six of the eight carried a recorded price, ranging from $50,000 to $457,515, with a median of $139,903. Two sales, at 4 Wildflower Dr. and 80 Dugan Rd., show price not yet available. With eight sales recorded over a full month, transaction volume in Ware was limited for the period.

TOP SALES

The highest-priced transaction was a property in Ware, with no street address specified in the deed record, which transferred for $457,515. Rachael St Cyr was the seller; Country Bank for Savings was the buyer.

A property at 350 Monson Turnpike Rd. sold for $156,400. Michael J. Cygan and Elaine M. Cygan were the sellers; Luso Federal Credit Union was the buyer.

A property at 238 Monson Turnpike Rd. sold for $153,000. Darrel M. Mulcahy and Jennifer Mulcahy were the sellers; Monson Savings Bank was the buyer.

A property at 84 West Main St. sold for $126,806. Sydney Ocran and Oxana Ocran were the sellers; the buyers were Guild Mortgage Co LLC and Mortgage Electronic Registration Systems Inc.

A property at 20 Beaver Rd. sold for $100,000. Melissa A. Whitham and Kelsey Whitham were the sellers; BankESB was the buyer.

Bed, bath and square-footage data were not available in the deed records for any transaction.

NEIGHBORHOOD BREAKDOWN

Monson Turnpike Road accounted for two of the period's sales, at 238 and 350 Monson Turnpike Rd., priced at $153,000 and $156,400, respectively. No other street had more than one sale with a recorded price.

By price tier among the six sales with recorded figures: three fell under $150,000 (20 Beaver Rd. at $100,000, 59 Old Poor Farm Rd. at $50,000, and 84 West Main St. at $126,806); two fell between $150,000 and $300,000 (the two Monson Turnpike Road sales); and one exceeded $300,000 (the $457,515 transaction with no listed street address).

MARKET NOTES

Among the six priced sales, five listed a bank, credit union or mortgage-related entity as the buyer: Monson Savings Bank, BankESB, Luso Federal Credit Union, Country Bank for Savings, and Guild Mortgage Co LLC with Mortgage Electronic Registration Systems Inc. Spring EQ LLC and MERS were listed as buyer for the $50,000 Old Poor Farm Road transaction as well, meaning all six priced transactions had a bank, credit union or mortgage entity as grantee. Two additional unpriced sales, at 4 Wildflower Dr. and 80 Dugan Rd., also listed financial entities as buyers: CIL Realty of Massachusetts Inc. and Monson Savings Bank.

Two of the three nominal-consideration transfers involved matching surnames between grantor and grantee. The transfer at 164 North St. moved from Rachael St Cyr to Rachael St Cyr, TR, and Heather A. Malin, TR, consistent with a trust transfer. The transfer at 124 Glendale Cir. moved from Corby A. Wright to Corby A. Wright and Michelle A. Drumm, also sharing a name with the grantor. The third nominal transfer, at 136 Eagle St., moved from Stephanie M. McCaughey to a buyer listed as "Urban Development," with no shared name pattern evident in the record.

No square-footage or bedroom/bathroom data were available in the deed records, so no price-per-square-foot or property-type comparisons can be made this period.
